The project consisted of a new 260,000 square foot, seven level professional medical office facility with a 5 story parking garage.
Mechanical design included three high efficiency, water-cooled chillers at 400 tons each. The third chiller is standby for added reliability. Each of the fans in the three-cell cooling tower have variable speed drives that adjust the speed of the fans to match changes in the cooling load and increase efficiency. Chilled water was provided to each floor with taps for flow meters for future tenant build-out. Additional space for tenant-purchased chillers was also available should a future tenant have extra chilled water consumption requirements.
Space in the penthouse was provided for tenant-purchased boilers. General exhaust risers are provided with connection points at each floor for future tenants. Chases for future specialty exhaust risers are available. Power to the building was provided by two 4000 Amp electrical feeds. Emergency power was supplied by one 750 KW diesel generator system.
The project was designed to meet the requirements of a Certified LEED Building.
